FIX & FLIP (FIX & HOLD) - SHORT TERM LOANS

BPC provides funding for real estate investors and builders who are in market to fix/flip or fix/hold. Must be seasoned investor with established history of successful flips.

We provide funding for acquisition of property AND the renovation budget as well.  Loan terms are typically 12 - 16 months and there is no prepayment penalty, if builder completes the project before the loan maturity date and wishes to payoff the loan, there is no prepayment penalty so builder can exit at any time. 

For builders who do not need funding on the renovation budget, we can provide bridge loans to facility a short term acquisition. Short term bridge loans are typically 12 - 24 months, there is no prepayment penalty and builder at exit at any time.

Upon completion of project, builder can choose to flip for quick exit, or to hold for long term gain. BPC is happy to convert the short term bridge loan into a long term fixed rate mortgage for those who would like to retain the project as rental property.
